A new future for Eden Street Arncliffe
Arncliffe Central is creating a new mixed-tenure community as part of the NSW Government’s ‘Future Directions’ strategy and is being led by the NSW Land and Housing Corporation (LAHC) and its development partner Billbergia Group and Evolve Housing.
Located between Eden St and the Princes Highway, Arncliffe Central will deliver new, modern and more social and private market housing with better access to facilities, services and open space.
The project aims to create new high-quality homes, with landscaped areas, a community plaza with meeting spaces, along with a supermarket, cafes and food outlets.

- 4 buildings ranging in height from 17 to 21 storeys.
- 180 new and contemporary social housing dwellings
- 566 private market dwellings
- New safe pedestrian connections
- 810 underground parking spaces
- 4,000 sqm landscaped central park and community plaza
- Local shops, cafes and services

Arncliffe Central was declared a State Significant Development and was approved by the NSW Department of Planning and Environment (DPE) in August 2022, with planning for the site guided by the Bayside West Precinct 2036.
