Billbergia and Legacy Property have unveiled plans for a $1bn-plus mixed-use project in Macquarie Park, adding 858 apartments next to a major transport hub as the state pushes for higher-density housing.
The proposed development at 88 Waterloo Road will comprise two residential towers of 60 and 52 storeys above a four-level podium, replacing older walk-up buildings on the site. The scheme includes 60 affordable dwellings and is expected to house more than 2,000 residents.
The site sits opposite Macquarie University Metro Station and near Macquarie Centre, positioning it within one of the NSW government’s nominated Transport Oriented Development precincts.
Billbergia development director Saul Moran said the project aligned with the state’s push to increase density near rail infrastructure and would progress through the Housing Delivery Authority pathway.
Legacy Property CEO Matthew Hyder said the eight-year process to amalgamate more than 60 apartments across four buildings highlighted the difficulty of assembling large development sites in established suburbs.
Designed by AJC Architects, the project includes shared amenities such as work-from-home spaces, dining areas and rooftop open space, including a pool, gardens and wellness facilities.
A sales launch is expected in coming months, with construction targeted for 2027 and completion by 2030, subject to approvals.
