Billbergia has filed plans for its Rhodes East precinct, marking a major milestone for the project.

The site, at 25-27 Leeds Street, has been earmarked for Billbergia’s six-building development.

The project was subject to a design competition last year, which was won by SJB Architects in collaboration with Land and Form.

A development application has now been lodged with the City of Canada Bay for the construction of six buildings ranging from 9 to 13 storeys.

Collectively, the buildings will deliver 249 apartments and eight retail premises totalling 3275 square metres. 

The majority of apartments will be two and three bedrooms with a small number of four-bedroom units, one studio apartment and a small collection of townhouses. All have been allocated an additional study room, and will have access to one of the 223 parking spaces.

The mixed-use development also requires building height variations, saying that compliance with relevant development standards is “unreasonable and unnecessary and the proposal satisfies the objectives of the zone”.

The project, with a capital investment value of $138 million, was referred to the Sydney Eastern City Planning Panel last week.

Billbergia said it would positively contribute to the Leeds Street area, located on Wangal country, and revive a former industrial area of the waterfront suburb.

The site is 12km from the Sydney CBD and 8km from the Parramatta CBD, and is surrounded by a mix of residential, industrial and public infrastructure. 

Billbergia has been active in the Rhodes suburb, beginning construction of its fourth high-rise building in the area last year.

The prolific developer has also recently lodged plans for a 37-storey “vertical forest” of 244 apartments at 9 to 13 Blaxland Street.
