A penthouse that costs more than most houses has rewritten a record in Rhodes, selling for $6.35m and eclipsing the suburb’s previous apartment high.

A four-bedroom penthouse that costs more than most houses has rewritten an apartment record in Rhodes, selling for $6.35m.

The two-level penthouse at 43 Walker Street in Billbergia’s Peake Tower, smashed the previous apartment record set in December 2025 by 41 per cent in the neighbouring Oasis Tower.

Spanning 220 sqm, the property features a private rooftop garden terrace, 270-degree views, premium finishes and a private cinema.

The record sale comes amid growing demand from owner-occupiers and families for larger apartments offering the space and amenity of a house, according to Billbergia.

Buyer Rose Kim bought an apartment in Chatswood a few years ago as an investment, while the Rhodes penthouse was bought both for its investment value and as a family home.

“As this was going to be our family home, we were specifically looking for a spacious penthouse with beautiful views,” she said.

Ms Kim said it was difficult to find an established property that offered the combination of features they were looking for.

“One of the reasons we chose a new build was that, as foreign buyers, there were restrictions on purchasing established properties,” she said.

“More importantly, we were attracted to the beautiful views offered by the penthouse, as well as the practical benefits for everyday living, including parking, security, convenient transport and access to shops and amenities.

“We also considered having two to three or more dedicated car spaces, access to facilities such as a swimming pool, gym and restaurants, convenient transport, and the potential for future capital growth.”

Being a significant financial commitment, Ms Kim said she liked the fact that although it was a new build, she was able to see and inspect the completed property before making her decision.

“Being able to see the actual property also made it much easier to picture how I would live in the space,” she said.

“I could think about everything from furniture placement to possible renovation ideas in the future, rather than having to imagine everything from plans alone.

“In terms of cost, I understood that a new build would generally be more expensive than an older property.

“However, due to my visa status, I was only able to purchase a new property at the time, so my options were somewhat limited in that respect.”

Buyer’s agent Steven Guo of Patron Investments said Ms Kim had undertaken an extensive search after relocating to Sydney before settling on Rhodes for its waterfront setting, access to shopping and transport.

“This purchase marked the end of a long search for the buyers, who were looking for a home that combined generous living space and high-quality finishes with exceptional convenience,” he said.

“Rhodes stood out as the ideal choice, offering a unique peninsula lifestyle surrounded by water on three sides, with beautiful water views, major shopping centres and a train station all within easy reach.”

The penthouse is part of Billbergia’s $3bn Rhodes Central masterplan, which includes the 48-storey Peake and 43-storey Oasis towers.

Billbergia Sales Manager John Kim said collaboration with external agents was integral to connecting landmark residences with the right buyers.

“Our penthouses are highly distinctive homes,” he said. “Achieving the best result requires a collaborative approach supported by strong market knowledge and trusted buyer relationships.”

Mr Kim said the record price also reflected the continuing evolution of the Rhodes apartment market.

“Over the past two decades, we have seen a clear shift towards more owner-occupiers and families choosing apartment living in Rhodes,” he said.

“That change is creating robust demand for larger floorplans and house-like apartments that offer space, privacy and premium amenity without sacrificing connectivity.”

Eleven apartments remain for sale across Peake and Oasis, with prices starting from $960,000 for one-bedrooms.
